Why leaks are hard to find
Water rarely appears inside where it enters outside. It can travel along slabs, frames and cavities before showing up as a stain, drip or mould patch several metres away. Guessing leads to repeat call-outs and frustrated residents.
We work from the outside in: close visual inspection of the facade by rope, targeted water testing of suspect areas, and a clear photo report showing where water is getting in.
Common sources we find
- Failed or missing sealant around windows, doors and penetrations
- Cracked render and movement joints
- Balcony hobs, upstands and membrane terminations
- Parapet cappings, flashings and roof junctions
- Blocked or undersized drainage outlets
From finding to fixing
Because we are also a repair and waterproofing contractor, the team that finds the leak can usually fix it: resealing, re-rendering, repairing flashings or recommending a wider waterproofing solution where needed.

How do you test for leaks?
We use controlled water testing of specific areas (windows, joints, hobs) while someone monitors inside, isolating one possible source at a time.
Can you fix the leak on the same visit?
Small repairs like resealing often can be. Larger repairs are quoted after the investigation so you know the scope and cost upfront.
